I grew up in Ft. Lauderdale and that name had an excellent reputation for as long as I've heard the name when I lived there with my father, Walter Dockerill who worked for L. C. Judd in Real Estate and I also worked for him at the bank he was in charge of. It was all a very rewarding experience and he was an excellent gentleman to work for. Saying “assisting” or “marketing” is an understatement, as you provided unexpected service in helping us strategize the liquidation of this asset. As you know, we took ownership in mid 2009 when we were all wondering how long and deep the downturn would be, and actually waited until 2010 to decide to move forward with selling the units retail instead of bulk. We sold out in less than 2 years, very much on schedule given the constraints of our presold requirements and attendant build out time frames. It started with your superior knowledge of the market and product type, and continued by setting up an onsite Balistreri agent in our model daily. Your advice helped us decide to retail the 2 of the completed units leaving the model for show, and when successful then proceeded to build out the remaining 10 units as we obtained purchase contracts, with a few specs thrown in. Your pricing advice was spot on, as we essentially made a market, and were able to maintain our prices while moving the assets at our planned pace. You also recommended Howard Torn Construction to complete the units, and that turned out to be another sound decision. Both you and Torn worked well together, representing Atlas to the buyers and prospects, as if you owned the property in my absence. I measure the success of selling and building in 2 ways. We had very little contract fallout, and when we did there was another buyer to step up. It actually may have helped keep our prices up. And when we completed construction, we had no complaints about build quality or cancellations, just typical small punch items that you and Torn handled. You are not a typical real estate broker. It seemed easy (being worm calls) and even though I don't enjoy calling, I decided to give a try. His approach is very business like and to the point, the nuances of pronouncing the sentences makes sense and so does the pausing and waiting for the answer on the other side of the phone. But then, Jim always comes with good ideas on how to be more productive. I made a call right then and left a message. Yesterday I made more calls and got an appointment for a purchase and an other one for a sale. I will definitely follow this pattern of calling people that I know from my SOI and hope to increase my income this year. It makes sense and is easy even for me, someone that doesn't enjoy calling. Thank you Jim for an other great input toward reaching a higher level income and helping more people.
